Learn what SupaSpace is, how its 5 acquisition types work, guest vs. host accounts, the transaction lifecycle, and key platform features.
What is SupaSpace?
SupaSpace is an all-in-one platform for booking, renting, leasing, purchasing, and bidding on spaces and properties.
The platform is not limited to a specific type of space or property. Almost any type of space can be listed on SupaSpace and acquired by guests.
For example, you can use SupaSpace to:

Book a hotel room for a short stay.

Purchase an entire hotel building.

In simple terms, if it is a space or property that can be acquired, there is a good chance it can be listed and acquired on SupaSpace. π π¨π’
With SupaSpace, you can either find and acquire a space or list and manage your own spaces and properties.
Five Acquisition Types
SupaSpace supports five main types of acquisition:
1. Booking
Booking is intended primarily for short stays.
For example, a guest can book a hotel room, vacation space, event space, or another space for a short period.
2. Rent
Rent is intended for longer stays than a typical booking, but generally not for very long-term occupancy.
For example, a person may rent an apartment or office space for a period of time.
3. Lease
Lease is intended for longer-term arrangements where the guest or client needs the space for an extended period.
4. Sale
Sale is an acquisition where ownership of the property is transferred from the seller to the buyer.
For example, a host can list a house, land, commercial property, or other property for sale.
5. Bidding
Bidding works similarly to a sale, but instead of selling at a fixed price, the seller allows interested buyers to submit competitive offers.
The seller can then select their preferred bidder, such as the bidder offering the highest acceptable price.
The Two Sides of SupaSpace
SupaSpace is divided into two main sections:

Host Dashboard
These two platforms serve different purposes.
Guest Platform
The guest platform is for people who want to acquire spaces or properties.
This includes guests, tenants, clients, and buyers.
Through the guest platform, users can browse available spaces, communicate with hosts, submit acquisition requests, make payments, and manage their acquisitions.
Host Dashboard
The host dashboard is for space and property owners, hosts, and managers.
Hosts use the dashboard to list and manage their spaces, handle contracts, manage guests and customers, process payments and refunds, communicate with guests, and monitor their business activities.
Guest and Host Accounts Are Independent
Your guest account and host account are considered separate based on the platform you use.
Having a guest account does not automatically give you the ability to list spaces. To list and manage spaces, you need access to the host platform.
Likewise, having a host account does not automatically mean you can acquire spaces as a guest. You need a guest account to use the guest platform for acquisitions.
However, SupaSpace is a Foxstation (Foxstation LTD) platform, which means you can connect your SupaSpace accounts through your Foxstation Persona account.
With one Persona account, you can connect to SupaSpace as both a host and a guest.
You do not need separate Persona accounts for both unless you specifically want them.
Even if you choose to have multiple Persona accounts, Foxstation Persona allows multiple accounts belonging to the same person, and those accounts can be connected to SupaSpace as host and guest accounts.
How SupaSpace Works
The general SupaSpace acquisition flow is straightforward:
1. Host lists a space
A host lists their space or property on SupaSpace and provides the necessary information, pricing, terms, features, and other details.
2. Guest browses and finds a space
The guest searches through available spaces and finds one they are interested in acquiring.
3. Guest sends an acquisition request
The guest sends an acquisition request to the host.
The request can contain details such as:

Proposed check-in and check-out dates.

Preferred payment option.

Selected extras or add-ons.

Other relevant acquisition details.
4. Host reviews the request
The host reviews the guest's request and decides whether to approve it.
5. Approval initiates a contract
Once the host approves the acquisition request, a contract is initiated between the parties.
6. Guest makes payment
The guest makes the required payment.
Payments are handled through SupaSpace's escrow-protected payment system. The funds are held according to the contract and payment process and are approved for release based on the applicable conditions, such as check-in or handover.
A host may also send a force approval or force release request to the guest when they need the guest to approve the relevant action so that funds can be released sooner.
7. The contract continues
After the contract has started, activities such as the following can continue:

Additional payments.

Refunds.

Check-in and check-out activities.

Other contract-related interactions.
8. Host checks out the guest
For acquisitions that do not transfer ownership, the host checks the guest out at the agreed time.
The deal can then be closed.
9. The deal is closed
Once a deal is closed, normal interactions are no longer allowed, except for messaging.
However, a closed deal can be reopened when applicable.
Logging Into SupaSpace
Logging into SupaSpace is designed to be simple. π
Whether you are accessing SupaSpace as a guest or host, click the Login button.
You will be taken to your Foxstation Persona account page.
If you are already logged into Persona, simply click Login to continue into SupaSpace.
If you have a Persona account but are not currently logged in, Persona will first ask you to enter your login credentials. After successfully logging in, you will be taken to the SupaSpace login page where you can click Login to access SupaSpace.

No problem!
If you do not have a Persona account yet, you can sign up and verify your email address and phone number.
After completing the signup and verification process, you will be taken to the page where you can click Login to access SupaSpace.

Note:
If you log in as a manager, you may see only a limited number of pages and features. The pages and features available to you depend on the position or role assigned to you and the access permissions associated with that position.
Features of SupaSpace
SupaSpace provides different tools and features depending on whether you are using the platform as a guest or host.
Features for Guests
Acquire Spaces From Anywhere
You can book, rent, lease, and buy spaces and properties from anywhere without the hassle of dealing with multiple platforms.
Escrow-Protected Payments
SupaSpace uses an escrow-protected payment system to help protect your money during an acquisition.
Your payment is held according to the applicable contract and payment process. Funds are approved for release based on the required conditions, such as checking in or handing over the property.
Chat With Hosts
You can communicate directly with hosts before requesting to acquire a space.
This allows you to ask questions, clarify details, learn more about the space, and make a more informed decision before submitting your acquisition request.
Tip: Always read the terms and conditions or acquisition agreement attached to a space before submitting a request. If provided by the host, these terms or agreements may be legally binding.
Note: Some hosts may not provide specific terms or agreements. In that case, you can still communicate with the host through chat to ask questions and clarify anything you need to know before proceeding.
Features for Hosts
SupaSpace provides hosts with tools to manage their spaces, properties, customers, contracts, payments, and more.
List Spaces and Properties
You can list spaces or properties for:

Bidding allows you to offer a property for competitive pricing and select your preferred bidder.

Customer Service and Communication
SupaSpace provides tools for managing relationships with your customers.

Add Managers
You do not have to manage everything yourself.
Hosts can add managers or assisting administrators to help manage customers and contracts.
You can create positions or roles, define what each position is allowed or denied access to, and assign managers to those positions.
This allows you to build a team and control exactly what each manager can access.
Analytics and Transaction Records
Hosts can monitor their business progress using analytics and records.
You can review information related to:

This gives you a better understanding of how your spaces and properties are performing.
Configure Payment Options
Hosts can set up multiple payment options and attach them to their spaces.
This gives guests flexibility when selecting how they want to pay for an acquisition.

Hosts can define the terms under which their services or properties can be used.
You can create terms and conditions, service agreements, or purchase agreements and attach them to your spaces.
This helps ensure that guests can review the applicable terms before proceeding with an acquisition.
Collect Local Taxes
SupaSpace provides a local taxes feature that allows hosts to collect taxes required by their jurisdiction when those taxes are not collected by Foxstation.
You can configure the applicable taxes and attach them to your spaces.
Create Space Features
Hosts can create a collection of features and amenities for their spaces and attach them to individual listings.
This helps guests understand what each space offers and makes it easier to describe and organize your listings.

Fees and Charges
SupaSpace uses a transparent fee structure that may vary depending on the currency or country in which the transaction is made.
By default, the SupaSpace service fee is paid by the guest. However, when setting up a payment option, the host can choose to cover the service fee instead.
The service fee is based on the contract value. As the contract value increases, the applicable percentage decreases, with a maximum fee applied at higher contract values.

Additional Information

Additional charges: Any extras added after a contract has been initiated are treated separately from the original contract value. The service fee for each extra is therefore calculated independently using the applicable fee structure.

Payment processing fees: The payment processor may charge an additional percentage on the total amount being paid, including the contract cost, SupaSpace service fee, and applicable taxes. The exact amount depends on the payment processor used. SupaSpace currently works with Paystack, which charges 1.95%.

No hidden fees: The amount displayed at checkout is the total amount you will pay, including applicable fees and taxes. There are no hidden charges, and you will never be charged more than the amount displayed.
