What is SupaSpace

SupaSpace is a digital platform developed by Foxstation that allows Hosts to publicly list spaces, properties, and related services for Guests to discover, request, acquire, rent, lease, book, or purchase.

SupaSpace supports different acquisition models including:

  • Booking
  • Rent
  • Lease
  • Sale
  • Bidding

The platform provides tools for:

  • Space discovery
  • Property management
  • Contracts and agreements
  • Payments and installment handling
  • Escrows and refunds
  • Taxes and remittance tracking
  • Messaging and communication

SupaSpace is designed for both individual and business Hosts.


How SupaSpace Works

SupaSpace works by connecting Hosts and Guests through digitally managed spaces and contracts.

Basic Flow

  1. A Host creates a property.
  2. The Host creates one or more spaces.
  3. The Host configures pricing, conditions, restrictions, and payment options.
  4. The Host publishes the space.
  5. Guests browse and discover spaces.
  6. A Guest submits a booking or acquisition request.
  7. The Host approves or declines the request.
  8. A contract is created.
  9. Payments are processed through certificates and escrows.
  10. The acquisition is completed through check-in, transfer, occupancy, or ownership handover.

Acquisition Types

Booking

Used for temporary stays or short-term occupancy.

Examples:

  • Hotel stays
  • Vacation apartments
  • Event spaces
  • Daily rentals

Rent

Used for medium-term occupancy agreements.

Examples:

  • Apartment rentals
  • Office rentals
  • Commercial rentals

Lease

Used for longer-term contractual occupancy.

Examples:

  • Long-term commercial leasing
  • Long-term property agreements

Sale

Used when ownership of the property or space is transferred.

Bidding

Allows Guests to place offers on spaces listed for bidding.

Hosts may accept one bidder and later initiate a contract.


Understanding Properties and Spaces

Properties

A Property represents a real-world physical asset.

Examples include:

  • Buildings
  • Apartments
  • Houses
  • Offices
  • Warehouses
  • Land
  • Billboards
  • Commercial structures

A Property may:

  • directly be the acquirable space itself, OR
  • contain multiple spaces within it.

Spaces

A Space is the actual acquirable unit listed on SupaSpace.

Examples include:

  • An apartment room
  • A house
  • A meeting room
  • A shop unit
  • A warehouse section
  • An event area
  • Land for sale

Spaces contain:

  • Pricing
  • Conditions
  • Restrictions
  • Features
  • Media galleries
  • Payment options
  • Extras
  • Taxes
  • Acquisition settings

Contracts and Agreements

A Contract represents the official agreement between a Host and Guest.

Contracts contain:

  • Space details
  • Property references
  • Guest details
  • Payment records
  • Certificates
  • Escrows
  • Refunds
  • Conditions and agreements
  • Extras
  • Taxes
  • Contract activities

Each contract type is determined by the acquisition type.

Examples:

  • Booking contract
  • Rent contract

Contract Lifecycle

1. Request

A Guest submits a request.

2. Approval

The Host reviews and approves or declines.

3. Initiation

The contract becomes active.

4. Payment

Payments are processed through certificates.

5. Escrow Handling

Funds may remain temporarily in escrow.

6. Completion

The contract is completed through:

  • check-out,
  • closure,
  • handover,
  • or ownership transfer.

Payments and Escrows

Certificates

Certificates are payment records tied to a contract.

They allow large payments to be split into manageable chunks.

Certificates may:

  • have deadlines,
  • include penalties,
  • be split further,
  • or be canceled.

Escrows

Escrows are temporary holding balances for payments.

Funds in escrow may:

  • wait for approval,
  • wait for release,
  • be refunded,
  • or be frozen.

Guarantee payments are also treated as escrows.


Refunds

Refunds return money from:

  • escrow,
  • Host balances,
  • or canceled contracts.

Refunds may be:

  • automatic,
  • requested,
  • or manually initiated.

Reviews and Trust System

Guests can review Hosts based on their experience.

Host Credibility

SupaSpace uses credibility scores to help Guests evaluate trustworthiness.

Guests should always review:

  • Host ratings,
  • conditions,
  • ownership details,
  • and payment terms before initiating contracts.

Communication System

SupaSpace includes communication systems for:

  • Hosts,
  • Guests,
  • and Support.

Customer Service Chat

The Customer Service system supports communication between:

  • Guest and Host
  • Guest and SupaSpace
  • Host and SupaSpace

Messages may be retained for:

  • safety,
  • compliance,
  • fraud prevention,
  • dispute resolution,
  • and operational purposes.

Messages cannot be deleted.


Connections

Connections are relationships created between Guests and Hosts.

Connections may be created when a Guest:

  • saves a space,
  • follows a Host,
  • sends a message,
  • or initiates a contract.

Once connected, Hosts may contact Guests through:

  • chat,
  • email,
  • or SMS.

Guests may block certain communication activities.


Safety and Trust

SupaSpace encourages all users to:

  • carefully review agreements,
  • verify ownership details,
  • read conditions,
  • avoid off-platform financial arrangements,
  • and maintain secure communication.

Platform Safety Recommendations

For Guests

  • Read all conditions carefully.
  • Verify pricing and extras.
  • Never force escrow approvals unless confident.
  • Review Host credibility.
  • Confirm ownership documentation when available.
  • Report suspicious behavior.

For Hosts

  • Use accurate listings.
  • Provide truthful media.
  • Clearly explain restrictions.
  • Avoid misleading pricing.
  • Respect Guest rights and agreements.
  • Maintain accurate records.

Users may contact SupaSpace Support regarding:
