Contracts

Contracts represent official agreements between Hosts and Guests.

Contracts contain:

  • acquisition details,
  • pricing,
  • conditions,
  • certificates,
  • escrows,
  • taxes,
  • extras,
  • and communication history.

Contract Types

Contract types depend on acquisition style:

  • Booking
  • Rent
  • Lease
  • Sale
  • Bidding

Contract Certificates

Certificates are payment records tied to contracts.

Certificates allow:

  • split payments,
  • staged payments,
  • installment management,
  • and payment tracking.

Certificate Features

Certificates may:

  • contain deadlines,
  • be split,
  • be canceled,
  • incur penalties,
  • or be partially paid.

Hosts and Guests may create certificates depending on payment settings.


Contract Options

When a contract is created:

  • the selected Payment Option is cloned.

Important:

  • future edits to the original Payment Option do not affect existing contracts.

Contract Costs

Contract Costs include:

  • Space cost,
  • Taxes,
  • Extras,
  • Payments,
  • Refunds,
  • and Guarantee handling.

Guarantees may have separate tracking because they are refundable.


Extras on Contracts

Extras attached during initiation become part of the contract.

Hosts may also create new Extras later.

Examples:

  • additional services,
  • damages,
  • maintenance,
  • cleaning,
  • or negotiated adjustments.

Escrows

Escrows temporarily hold payments.

Escrows may:

  • wait for approval,
  • wait for release,
  • be frozen,
  • be refunded,
  • or remain pending.

Guarantee Escrows

Guarantee payments:

  • are not released to Hosts,
  • and are normally refunded after completion.

Guarantees help protect:

  • Spaces,
  • equipment,
  • and operational risks.

Escrow Releases

Hosts may request:

  • escrow approval,
  • or escrow release.

Escrow Release Rules

Escrow funds are released or refunded based on the booking type, occupancy duration, and the purpose of the escrow.

Owned space payment escrowReleased to the host 3 months after check-in
Stay duration greater than 3 monthsReleased after 1 month
Guest has occupied the property for at least 3 monthsReleased after 2 weeks
Stay duration greater than 2 weeksReleased after 7 days
Stay duration less than 2 weeksReleased 48 hours after checkout
Checkout-based escrow releaseReleased or refunded 48 hours after checkout, where applicable

Notes

  • A guarantee escrow is held as a security deposit and is refunded to the guest if no valid claims are made.
  • A payment escrow is held on behalf of the host and released according to the applicable release schedule.
  • Hosts may request an early escrow payout using the Force Approve or Force Release feature through confirmation.
  • Guests can approve these confirmation requests to release funds before the standard escrow period ends.
  • Guests should only approve early release requests if they are satisfied with the property and arrangement, as approving an early release may limit their ability to rely on escrow protections later.
  • Early releases are approved at the guest's discretion and risk.

Some requests may require Guest approval through Confirmations.


Refunds

Refunds return money to Guests.

Refunds may originate from:

  • escrow,
  • Host balances,
  • cancellations,
  • or manual agreements.

Automatic Refunds

Some refunds are automatically created.

Examples include:

  • Host cancellations,
  • contract cancellation policies,
  • or system-triggered reversals.

Important Refund Note

If escrow funds were already released:

  • refunds are deducted from Host balances.

Applicable taxes and fees may also be refunded.


Transactions

Transactions represent finalized money movement.

Transactions may include:

  • payments,
  • fees,
  • taxes,
  • refunds,
  • and withdrawals.

Transaction records help:

  • auditing,
  • accounting,
  • and operational tracking.

Confirmations

Confirmations are approval requests.

They trigger important actions such as:

  • escrow release,
  • cancellations,
  • reschedules,
  • payment approvals,
  • or operational approvals.

Confirmation Lifecycle

Approved

The requested action is performed.

Declined

The request temporarily remains before deletion.

Hosts and Guests should review confirmations carefully.


Reschedules

Reschedules modify:

  • check-in dates,
  • arrival times,
  • or occupancy timelines.

Hosts initiating reschedules usually require Guest approval.

Costs may apply depending on Payment Option settings.


Cancellations

Cancellations end contracts before:

  • occupancy,
  • handover,
  • or check-in.

Hosts canceling contracts usually trigger full refunds.

Guest cancellations depend on configured rules.


Terminations

Terminations occur after:

  • check-in,
  • occupancy,
  • or handover.

Terminations may involve:

  • disputes,
  • negotiations,
  • or partial refunds.
